Real Estate Property Specialist at A Reputable Company

Overview

To effectively maintain findghanahomes.com real estate asset portfolio to include acquisition and disposition of real estate, maintaining accurate and complete records and handling related functions such as property documentation, negotiations of property deals and special projects. We are seeking to hire about 10 Property Specialist to help find properties available for rent, sale and lease in every part of Ghana. The Property Specialist will independently scout properties, assist in negotiating our commission fees with property owners after-sale or rental, draft and edit agreements, perform due diligenceby making sure that all documents presented for a property by property owners are accurate, this will include reviewing evaluation reports, verify title reports, site plans, indenture documents, Property yellow cards and all forms of contracts and agreements attached to any property. The Property Specialist will interact with real estate brokers, Landlords, Attorneys. Real Estate Contractors and other industry professionals as required to find available properties in the market. This is a very important and interesting job because you get to interact with people everyday to scout for the most lucrative deals in the market.

Responsibilities:

  • Work with lands Commission officers, Landlords, chiefs, Attorneys and other company institutions directly to scout for properties in the Market.
  • Maintain accurate real estate datails on owned properties in our software database, editing in a timely manner as transactions occur or property is sold, rented or otherwise changed.
  • Initiate and track deposits and final payments on payments made on rentals or sales deals.
  • Taking accurate pictures to show properties on websites, and all our marketing channels.
  • Scouting for available properties in the market by doing outside house to house checks.
  • Perform due diligence on properties under purchase agreements to ensure accurate documentation and timely processes.
  • Ensure that all lands for sale are litigation free.
  • Maintain current, efficient, and accurate filing systems for easy retrieval and easy use by other company agents.
  • Review and initiate payments of property taxes, review of appeals, reassessments and the like with respect to all owned properties that are in delinquent with GRA.
  • Prepares basic spreadsheets utilizing Excel software.
  • Attend outside meetings with community groups, contractors, Sellers, Buyers, landlords, physicians and senior administration when required.
  • Negotiate letters of intent and draft and negotiate agreements of sale with oversight and approval from manager and legal department.
  • Utilizing local real estate brokers, identify properties that will meet current assignments.
  • Track and monitor status of outstanding properties to be sold or rented in our database and update them immediately.

Qualifications

  • Self Motivated individual with interest in Real Estate highly recommended
  • Must be a trusted individual, loyal and committed to work for longer hours and time.

  • Must have driving skills and having your own means of transportation is a plus.
  • Bachelor’s degree in Real Estate, Marketing, Sales, Economics, Quantity Surveying or a related field is required.
  • Prior working experience in the field of Real Estate is a plus.
  • Broad and in-depth knowledge of cities and towns in and around various regions across Ghana is highly recommended.
  • Commercial Knowledge in Real Estate is a plus
  • Experience drafting letters this will include drafting letters of intent, sales agreements, performing due diligence and closing deals.
  • This experience must demonstrate a high degree of professionalism, enthusiasm, and initiative.
  • Working knowledge of reading and interpreting surveys and drawings, title commitments, Architectural drawings etc
  • Familiarity of various software packages, including Word, Excel, Google Maps, PowerPoint, CRMs etc.
  • Must have effective interpersonal skills in dealing with colleagues as well as other departments, managers, clients, outside legal counsel, contractors etc.
  • Must be highly organized, detail-oriented and demonstrate the ability to work independently, prioritizing tasks and resolving problems using sound judgment.
  • The ability to maintain confidentiality regarding job assignments and sensitive issues is a must as well as the ability to identify issues before they arise into major concerns.
  • After hours work required when necessary.
  • Requires travel.
  • Must have strong negotiation skills.

Salary Range: 1000 GHS BASE SALARY with a monthly target Plus Commission
